These Terms & Conditions (‘Terms’) govern the booking and use of self-
catering accommodation at Finsbay Cottages (Arran Lodge, Inver Lodge
and Coll Lodge, Harris, Isle of Harris HS3 3JQ, United Kingdom and Cliff
Cottage, Beckrivig, Isle of Harris, HS3 3EX) (‘the Property’, ‘we’, ‘us’, ‘our’),
and the use of our website at finsbaycottages.co.uk (‘the Website’). By
making a booking or using the Website, you (‘the Guest’, ‘you’) agree to be
bound by these Terms.

1. The Booking

A booking is confirmed once we have accepted it and you have paid the required deposit or full balance,
and you will receive written confirmation by email.
The party leader making the booking must be at least 18 years old and confirms they have authority to
accept these Terms on behalf of all members of the party.

info@finsbaycottages.co.uk, or by telephone on 07795 244997.
All information provided at the time of booking (number of guests, dates, contact details) must be
accurate. We reserve the right to cancel or amend a booking made on the basis of inaccurate information.

2. Payment, Deposits & Pricing

A deposit of 30% of the total booking value is payable at the time of booking, with the balance due no
later than 6 weeks before arrival. For bookings made within 6 weeks of arrival, full payment is required at
the time of booking.

Prices are quoted per lodge, per week (or per night where applicable), and are shown in GBP (£)
inclusive of any applicable taxes unless stated otherwise.

A refundable security/damage deposit of may be required, to be returned within 14 days of departure,
less any deductions for damage, excess cleaning, breakages or additional costs incurred during your
stay.

We accept payment by bank transfer, debit or credit card via our online booking system. Card payments
are processed securely by our third-party payment provider; we do not store any card details.

3. Cancellations & Changes

Cancellation terms depend on how far in advance notice is given. If notice is given with more than 60
days before arrival, a full refund will be granted. Notice given in 60 or less days before arrival will incur the
full cost of the stay. If Guests do need to cancel, please contact us as soon as possible and if we are able
to relet the property successfully for the same value as the stay, a full refund will be made, less an
administration charge of £50.

We strongly recommend Guests take out their own travel insurance to cover cancellation, curtailment,
travel delay and personal belongings, given the remote location and ferry-dependent travel to Harris.
If we need to cancel your booking (for example due to circumstances beyond our control affecting the
Property), we will offer a full refund or, where possible, an alternative lodge or dates. Our liability is limited
to the amount paid for the booking.

Changes to dates or party size after booking are subject to availability and may incur an administration
charge.

4. Arrival, Departure & Changeover

Check-in is from 4:00pm on the day of arrival; check-out is by 10:00am on the day of departure, unless
otherwise agreed with us in advance.

5. Occupancy & Use of the Property

Each lodge sleeps a maximum of six (6) guests. The maximum number of people (including infants and
visitors) permitted to stay overnight or visit the Property must not exceed this without our prior written
agreement.

The Property must be used for holiday purposes only, by the Guest and their party, and not sub-let,
assigned, or used for commercial purposes (including parties, events or filming) without our prior written
consent.

Smoking is not permitted inside any of the lodges.

A maximum of two dogs are welcome at Arran Lodge only, by prior arrangement, subject to a
supplementary charge where applicable. Dogs must not be left unattended in the lodge and must be kept
under control at all times, particularly around livestock and wildlife.

Guests are responsible for leaving the Property in a reasonably clean and tidy condition. An additional
cleaning charge may be applied if this is not the case.

Please note that care should be taken around the water courses. There is a
lifebuoy with rope hanging on the fence at the front of Inver Lodge above
the river. Please make sure Guests know where it is should the need
arise.

 

6. Damage, Breakages & Guest Conduct

Guests are responsible for the Property and its contents during their stay and must take reasonable care
of them. Any breakages, damage or loss must be reported to us as soon as possible.

We reserve the right to charge for the reasonable cost of repair or replacement of any damaged or
missing items, and to recover such costs from the security deposit or, where this is insufficient, directly
from the Guest.

We reserve the right to ask a Guest or any member of their party to leave the Property without refund
where their conduct is, in our reasonable opinion, disruptive, dangerous, or in breach of these Terms.
Guests should close all the windows and doors when leaving the Property. This is very important,
particularly during spells of strong winds.

7. Fishing & Activities

Fishing on the Finsbay, Flodabay and Stockinish beats is subject to separate mandatory booking,
availability and permit terms, see our fishing pages and ‘Book Fishing’ page for current arrangements,
beat rules and catch-and-release requirements (including mandatory catch-and-release of salmon, as a
Category 3 fishery) (We also ask that all Sea Trout are catch and release).

Guests undertaking fishing, hiking, hill-walking or other outdoor activities during their stay do so at their
own risk. We recommend appropriate clothing, footwear and caution given the remote and exposed
terrain, weather conditions and tidal areas of Harris.

If you wish to utilize the sauna, you must follow the below rules:

Do not use the sauna for more than 15 minutes
Take a shower before and after entering the sauna
Turn the temperature down if it feels too hot and keep out until it is at an appropriate temperature
Children are not permitted to use the sauna
Do not use the sauna if you are feeling unwell or have a health condition which may be affected by the
use. This can include (but is not limited to) heart problems, issues with blood pressure and pregnancy
If you feel unwell when using the sauna, exit immediately and seek medical attention if you do not feel
better
Stay hydrated
Do not use the sauna under the influence of alcohol or drugs
Cool down gradually
Do not take any items into the sauna that can be damaged

8. Liability

We will take reasonable care to ensure the Property is safe and in good condition, but we do not accept
liability for loss, damage, illness or injury to any Guest or their property arising from their stay, except
where caused by our negligence, and except for death or personal injury caused by our negligence,
which cannot be excluded by law.

Personal belongings are brought to and left at the Property at the Guest’s own risk. We recommend
Guests arrange appropriate travel and contents insurance.

Nothing in these Terms limits or excludes our liability for matters which cannot be limited or excluded
under UK law.

9. Force Majeure

We will not be liable for any failure or delay in performing our obligations where this is caused by
circumstances beyond our reasonable control, including but not limited to severe weather, travel
cancellations or disruption, flooding, power or water supply failure, or other events affecting access to or
the condition of the Property.

10. Website Use

Content on this Website is provided for general information about Finsbay Cottages and the surrounding
area and is, to the best of our knowledge, accurate at the time of publication, but we do not guarantee its
completeness or accuracy and it does not form part of any contract.

All content, images and material on the Website are owned by, or licensed to, Finsbay Cottages and may
not be reproduced without our prior written permission.

Use of the Website is also subject to our Privacy Policy and Cookie Policy, set out below.

These Terms are governed by the law of Scotland, and any disputes will be
subject to the exclusive jurisdiction of the Scottish courts.
